Home Information Packs (HIPs)
The Government have changed the way homes are bought and sold. The law now requires you to commission a HIP before you market the property.
Team has been at the forefront of developments to ensure that the new process can be implemented as quickly and easily as possible.
What does the Pack contain?
The pack will include an Index, an Energy Performance Certificate, a Sale Statement –describing the property being sold, Evidence of Title-official copies of Registered Title or copies of the Deeds, the Local Authority water and drainage searches. Other information can include warranties, guarantees and other searches.If your property is leasehold, a copy of the lease will also be included.
Who organises the HIP?
Just leave to us. Once we have been instructed to market your home, we will arrange for the pack contents to be assembled through Team Conveyancing who will compile the HIP. Once the pack has been assembled we will make the HIP available to any genuine intending purchaser.
Energy Performance Certificates.
The Energy Performance Certificate provides your property with a standardised Energy Rating from A to G, together with a list of recommendations and suggested improvements that should help improve the energy efficiency of your home, its running costs, and to help reduce the overall carbon emissions from the domestic housing stock which are widely believed to be a contributing factor to climate change.
