We are very sorry but there will be no more viewings, subject to contract at this imposing 5 bedroom, (plus a superb guest annex), Edwardian detached family home. We agreed a sale within 48 hours of the first appointments. However, please contact us if you are seeking a similar property as we regularly have substantial homes on the open and confidential market.

This particular fabulous house has a tenuous connection to Edgar Rice Burrows and was owned and lived in for many decades by G H Ross-Goobey Esq and his family. The property occupies a prominent position in a remarkably convenient setting overlooking Fox Hole and Court Wood beyond its own extensive garden of over ½ acre.

The property has been remarkably preserved over the last 110 years with the majority of original features in place and during the last 7 years the house has been lovingly restored with just finishing touches in a few rooms remaining. The space within the property is tremendous and the principal reception rooms, kitchen and breakfast room all open to a sublime terrace and the lawns. The house is also extremely light and airy with all of the above rooms having French doors or bi fi fold doors to the gardens. The grace and space of a property of this era is exemplified beautifully here with the accommodation following a planned flowing layout commencing at the front door where visitors about to ring the bell are instructed by a brass plaque beneath to ‘pull gently’. The porch opens to a grand hall with virtually all of the important architectural details replete including a fabulous half return staircase rising past a four mullion window to a galleried landing. The Drawing Room, while generous, is very inviting and a broad full height bay window with French door opens to the terrace and enjoys vistas of the garden and Court Wood.

The elegant dining room is almost a mirror of the drawing room with a further wide and tall bay window. The original library is today furnished as a sitting room but may be used as a large study if preferred.

A cloakroom and the former Butler’s Pantry ( this house was staffed), are arranged off the reception hall and a further door opens to the breakfast room that is in open plan alignment with the kitchen creating a triple aspect pair of rooms.

Both of these rooms, in keeping with all other works carried out, are finished to a high standard with a series of bespoke kitchen cabinets and matching island. The Butler’s Pantry has become a utility room but the original servants’ bell call indicator is still in situ in the breakfast room.

The far wing of the house was once a further very large reception room, possibly an oversize billiard room and another garage. The present owners have had this area converted into a particularly attractive self contained annexe, perfect for guests or extended family living with a superb contemporary kitchen diner having bi fold doors opening to a deck and the terrace and overlooking the gardens, a lovely double bedroom or bed sitting room, a walk-in wardrobe and a very well appointed full contemporary bathroom of excellent size.

The first floor accommodation is again very spacious with five double bedrooms, a Jack and Jill bathroom, a family bathroom and an en suite WC which could, with a little adaptation, become a shower room.

The master bedrooms and in particular the larger room are stunning with bays that echo the bays below. The rooms have period fireplaces including some in the arts and crafts style and features that while typical of the Edwardian times are far less fussy and fragile than many Victorian details in houses of the previous century. The renovation has included full rewiring, re plumbing, the installation of a high efficiency gas central heating system and pressurised hot water system. Many of the original windows have been replaced with specially commissioned high performance double glazed windows and frames that precisely match the originals. The remaining work is largely cosmetic and in the case of the Jack and Jill bathroom a new WC has been installed, the amazing 1950’s bath and basin are still in situ but a modern slipper bath is ready to be fitted and will be included in the sale.

The house is approached through a stone pillared gateway having crossed a very wide pavement off the road. The ample forecourt of the house is brick paved for ease of maintenance and provides very good parking for numerous cars and currently a Winnebago style camper too. A garage stands to one side that we gather was large enough to house Mr Ross-Goobey’s Rolls Royce motor car.

The gardens, even in winter, are a picture and of course very large but come fully into their own in the summer when they have been opened to the public for charity events. Equally this would be a superb spot for a summer marquee perhaps even a wedding reception at home! The terrace overlooks the lawns and the lawns lead to a small orchard area with an avenue formed by lavender beds leading down the formal lawn to an arch opening to the less formal lower lawn and games area. The garden is private and is screened completely from passersby.

This very fine Edwardian family home of distinction occupies an extremely convenient position with extensive gardens and grounds, one of the largest plots in Walton. Clevedon School is an easy walk away and All Saints School and All Saints Church are even closer to hand.
